Have you ever dreamed of being mayor of your own vintage Western town? Dreams can come true!

Since putting it on the market in March, the sellers have even reduced the price for this premier equestrian center by $500,000.

It’s also completely turnkey. Whoever snaps up this property gets “95 percent of everything you see here—furniture included,” says the listing agent, Heather Holliday of Holliday Real Estate.

The remaining 5% consists of personal photos and art, since an interior designer decorated the place for the sellers.

Tractors and other machinery, as well as a full staff, which includes a cleaning crew, will be made available to the next owner.

Beyond the equine features, a buyer will also acquire a saloon, blacksmithing shop, castle, and jail.

“It really is its own town,” says Holliday. “It’s anything and everything you could ever want. [The first owner] developed it like an old Western town.”

That was in 1988. While the building names and facades give off 19th-century Wild West vibes, all the structures are modern. For example, the saloon doubles as a five-bedroom, five-bathroom guest home, complete with swinging doors.

“It is set up like a legit Western saloon,” says Holliday, adding that the sellers enjoy entertaining. “They’ve had a use for corporate retreats—and quail and pheasant hunts.”

You’ll find four bedrooms and three bathrooms in the main house, plus a wraparound porch. The compound also includes a one-bedroom house by the lake.

The seller—who moved here in 2012—adapted the one-bedroom castle into a daughter’s living space, worthy of a princess.

“The castle is now a teen girl’s dream,” says Holliday. “It’s Pinterest overload.”

The space includes hanging-rope beds, a large shower, and an office.

After improving the equestrian facilities, he’s moving on. A 14-stall horse barn’s bulletproof windows protect from hurricane damage, and a jumping/dressage area is of Olympic quality, with a tack barn, too. The automated horse walker, Holliday says, is worth an estimated $150,000.

Holliday knows the listing well. Her father, Hudson Holliday (a candidate in 2011 for Mississippi’s governor), was its second owner, and converted the property into the BlueJack Ridge Ranch, adding ziplining, a petting zoo, a corn maze, and more.

There’s an outdoor kitchen and an indoor, commercial-grade kitchen.

“The greatest of chefs would love this kitchen,” says Holliday, “in its own building.”

A two-car garage, helipad, lighthouse, gazebo deck on the water, pool, tennis courts, playground, automated shooting range, and a trail system winding through the property are additional perks.

“I would love to see another family own it,” says Holliday. “They can come into the community, be involved, stay here.”

Poplarville is home to about 3,000 residents and 75 miles northeast of New Orleans.

Holliday notes that many celebrities, including Delta Burke, Harry Connick Jr., and Harry Connick Sr., have residences in the area, as do many serious equestrians. The celebrated horse trainer Michael Gascon lives next door, at Horse Haven Ranch.
